Buying or selling a new home is tedious process in itself. Then, imagine closing the deal and months maybe even weeks or days later, discovering major damages or defects with your dream home. Don't think it can't happen to you. It has happened to hundreds maybe even thousands of home buyers or investors such as yourself. Why? you might ask. Innocently enough, they chose to go at it alone and not utilize a Home Inspector. Never consulted with a professional Home Inspector, who's unbiased evaluation of the property might have saved them hundreds, if not thousands of dollars. A professionally accredited Property or Home Inspector. Why would someone ever choose to attempt to close a deal without first consulting with a property inspector you might ask? Many reasons may play a factor in their decision. Friends that claim to "know it all", apathy, not understanding or knowing they have a right to a third party evaluation of the prospective property are but a few.
Surprisingly though, a common reason we as property inspectors hear all the time is, "cost". Sure, a property inspector doesn't work for free but, think about it for just a minute. What are you paying for that dream house you are negotiating on? Most likely, a few hundred thousand dollars. Now, compare that to the price of a property inspection and you are looking at a very small fraction of the cost of the home. Besides, what if you go without the inspection and the unimaginable were to happen? Would the small price of an inspection have paid for itself many times over? Sure it would have! It's for that same reason that wise home shoppers never ever attempt to close on a home without first consulting a certified, licensed and competent property inspector. You should do the same!
Property or Home inspectors have become an important part of a growing number of real estate transactions. In South Florida, especially Miami down to Homestead we are receiving calls daily from realtors and buyers alike asking for a Miami Home Inspector to inspect their property. Were you aware that near 80-percent of all buyer/seller transactions involve a Home Inspector? The reason for this is simply that Property Inspectors and Home Inspectors especially, have proven to be a buyer's or seller's best advocate when trying to protect their largest investment. A well-trained and certified property inspector can help you prevent making a costly real estate mistake, or an inspector can simply confirm what you may suspect, that the property's major systems are in good condition. But, what if they aren't in good condition? Would you know? Would you be capable of diagnosing a potential money pit? Chances are if you are not properly trained and have the proper tools and experience, you won't. That is why a well trained and experienced property inspector is your most important partner in assuring you that the property you are considering purchasing or selling is in fact, in proper condition and ready for the transaction.
